Landlord Fees

We pride ourselves on offering excellent value through our advice. Here’s our landlord essential price list covering all service levels.

Deposit registration scheme (unmanaged properties): £36 (inc VAT)

All in fee to register landlord and tenant details to set up the account to protect the deposit within the Government-authorised scheme. We will also provide the tenant with a deposit certificate

Additional property visits: £60 (inc VAT)

Attending for specific requests such as neighbour disputes and resolutions; extra tenancy monitoring visits or maintenance work visits

HMRC receipt administration (for non-UK resident landlords) £50 (inc VAT) annually

To remit and balance the financial return to HMRC quarterly and respond to any specific queries relating to the return from HMRC

Rent review fee: £60 (inc VAT)

  • Review rent in accordance with current prevailing market conditions and advise landlord
  • Negotiate with tenant and ensure payment change as appropriate
  • Update tenancy agreement
  • Serve Section 13 Notice if the tenancy is on a rolling monthly basis

Renewal fee (landlord’s share) £60 (inc VAT)

Contract negotiation, amending terms, arranging the renewed tenancy and agreement

Court attendance: £100 per hour (inc VAT)

Our different service levels for our landlords and ladies

 Unmanaged Properties: 96% of first month inc VAT:

  • Market the property
  • Find a tenant, fully identify the tenant as per legislation, credit score and reference
  • Full check in with tenant at property including: providing an inventory; completing an Assured Shorthold Tenancy Agreement; taking meter reads and submitting to providers, making sure all documentation is correct and current.
  • Collect and remit initial monthly rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make HMRC deduction and provide tenant with the NRL8 (if relevant)

Rent collection

  • Collect and remit initial month’s rent received this is included in the 96%
  • Agree collection of any shortfall and payment method

Fully managed 14.4% monthly rent inc VAT

  • Market the property
  • Find a tenant, fully identify the tenant as per legislation, credit score and reference
  • Full check in with tenant at property including: providing an inventory; completing an Assured Shorthold Tenancy Agreement; taking meter reads and submitting to providers, making sure all documentation is correct and current. Provide “out of hours) contact details
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify the landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Check out tenant at end of tenancy, taking meter reads and submitting to providers, full exit inventory

Setting up fee £180 inc VAT (Managed Properties)

  • Market research, rent agreement
  • Finding a tenant in accordance with the landlord guidelines
  • Property visit, assessment and refurbishment advice
  • Guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant digital portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-resident landlord tax status and HMRC
